Anaheim direct mail: where EDDM fits and where an owner list does

In Anaheim the ZIP code decides the method: owners are the majority only in 92807 and 92808, at 80% and 73%, so Every Door Direct Mail (EDDM) suits an owner offer there, while the other five ZIP codes, 36% to 42% owner-occupied, need an addressed owner list for the same offer. All 199 USPS carrier routes are city routes open to EDDM, and letters and flats for every Anaheim ZIP code sort to SCF ANAHEIM CA 928, not to SCF SANTA ANA CA 926, the label for most Orange County households. Plavidian, a print and mail production company in Vista, California, 73 miles away by road, prepares Anaheim mailings and enters them with USPS on its own permits.

Anaheim at a glance

  • 110,114 households in 7 ZIP codes
  • 340,433 residents, Orange County's largest city (DOF, January 2026)
  • Owners are the majority in 2 of 7 ZIP codes: 92807 and 92808
  • 199 carrier routes, all city routes
  • Letters and flats both sort to SCF ANAHEIM CA 928

Where Anaheim households are

Read the owner column first: it splits Anaheim five to two. 92801, 92802, 92804, 92805 and 92806 are 36% to 42% owner-occupied, while 92807 and 92808 are 80% and 73%, with the highest median household incomes of the seven, $136,089 and $148,697, and the highest home values, $918,000 and $1,036,800. The two owner ZIP codes are not alike in age: 92807 has the largest share of householders 65 or older, 31%, and 92808 has 20%, just under the seven-ZIP figure of 21%. Across all seven, 26% of households earn $150,000 or more and 28% earn under $50,000, a spread an income filter on an addressed list can separate and a carrier route cannot.

Figures are 2019 to 2023 American Community Survey estimates for ZIP Code Tabulation Areas, which do not follow the city limit, so treat them as describing these seven ZIP codes. Against Orange County as a whole in the same survey, the seven have fewer owner households (46% against 56%) and fewer households at $150,000 or more (26% against 37%).

Carrier routes

199 city routes, every one open to EDDM

USPS lists 199 carrier routes in the seven ZIP codes, from 39 in 92804 to 13 in 92808. All are city routes, with no rural routes and no P.O. box sections. The residential column is what an every-door order prints to, and it runs above the Census household count in six of the seven ZIP codes, by the widest margin in 92805 (23,960 deliveries against 21,718 households); 92808 is the exception, 7,582 against 7,628. Route size varies too: 92804's 39 routes carry 26,028 residential deliveries and 92807's 29 carry 13,180, so reaching the same number of homes takes more routes in 92807.

Owners and renters

Most Anaheim homeowners live where renters are the majority

Owner share and owner count point to different ZIP codes here. By share, the owner ZIP codes are 92807 and 92808, at 80% and 73%. By count, 92804 on its own, 41% owner-occupied across 24,644 households, holds about as many owner households as 92807 does at 80% of 12,640, and 92801, 92802, 92805 and 92806 each add thousands more. About seven in ten of the owner households in the seven ZIP codes are in the five renter-majority ones.

An owner offer, such as a kitchen remodel, an air conditioner replacement or a home value card, therefore usually runs as two mailings. In 92807 and 92808, where 80% and 73% of households own, the routes take an EDDM flat. The other five ZIP codes take an addressed list limited to homeowners, because every-door mail there would put most pieces in renters' mailboxes; Plavidian CASS-processes that list, removes duplicate records and runs NCOALink move update when the mailing calls for it.

Renters are the larger audience in five of the seven ZIP codes. Only 36% of households own in 92801 and in 92802, so every-door mail there reaches mostly tenants, which suits a lease-up flyer from a property manager or a move-in offer from a local service. The owners of the rentals in 92801 and 92802 are a separate audience: EDDM delivers to the tenant at each address, never to an owner living elsewhere, so reaching them takes an addressed list.

USPS sorting

Anaheim mail sorts to SCF ANAHEIM CA 928, not SCF SANTA ANA CA 926

An entry plan that treats Orange County as one sectional center gets Anaheim wrong. On the USPS labeling lists, the 926 and 927 ZIP codes of central and south Orange County, where most of the county's households live, carry SCF SANTA ANA CA 926, while the 928 prefix, which includes every Anaheim ZIP code, carries SCF ANAHEIM CA 928.

That 928 label reaches past the city limit and past the county line. It covers the north county cities of Fullerton, Orange, Placentia, Yorba Linda, Brea and Garden Grove, and in Riverside County it covers Corona, Norco and Eastvale. A campaign that mails Anaheim together with any of those cities keeps a single SCF destination, even when it crosses into Riverside County.

Nearby cities outside the 928 prefix change the plan. Buena Park, La Palma, Cypress and Stanton have 906 ZIP codes, labeled SCF INDUSTRY CA 917, and Santa Ana and Irvine have 926 and 927 ZIP codes, labeled SCF SANTA ANA CA 926. A trade area that reaches any of them adds a sectional center, which counts once the mail is drop-shipped. For routes that cross from Anaheim into Buena Park or Santa Ana, the EDDM Route Builder prices origin, SCF and delivery unit entry side by side.

Business deliveries

92806 has the most business deliveries in Anaheim

USPS counts 10,708 business deliveries on Anaheim's routes. 92806 has 3,013 of them, beside 14,320 residential deliveries, the most business deliveries and the largest business share of any Anaheim ZIP code; 92801 is next with 2,257. At the low end, 92802 has 781 and 92808 has 296.

Those business addresses come with the homes, though: EDDM mails every residential delivery on a route and adds the business deliveries only if you include them, so an EDDM run on the 92806 and 92801 routes with businesses included is 5,270 business pieces and 34,039 residential ones, and EDDM cannot choose among the businesses. A workplace offer, such as office catering, commercial cleaning or a staffing service, therefore fits an addressed business list: Plavidian can supply one through licensed data providers, or clean and deduplicate a prospect file you already have.

The same setting matters for a homeowner flat in 92807. The strongest owner ZIP code of the seven also has the third-highest business count, 1,657, so the flat should run with business deliveries off, or 1,657 pieces go to businesses. In 92808 the setting moves the count by only 296.

Families and older households

Young households in 92805 and 92802, older householders in 92807

Anaheim's ZIP codes run younger than Orange County as a whole: 36% of households have children against 33% county-wide, and 21% have a householder 65 or older against 26%. Within the seven, 92805 has the smallest share of older householders, 13% of its 21,718 households, and 92802 the largest share of households with children, 41%.

Family offers can go to every door in those two ZIP codes. A family dental practice, a youth sports league or a tutoring center wants the renters who head most of their households as much as the owners, and EDDM reaches both. Density helps anything tied to a short trip: 92805 and 92804 are the densest of the seven, at 3,492 and 3,461 households per square mile against 1,154 in 92807, so a restaurant menu or a gym opening mailed to the routes near one location reaches about three times as many homes per square mile there.

Offers for older households need a list, even in 92807: it has the largest share of householders 65 or older, 31%, but they share the ZIP code with younger households, and EDDM cannot select by age. There, a senior living open house or a retirement planning seminar belongs on an addressed list filtered by age: the Mailing List Builder counts it from bundled Census data, and the list itself is built after you order. Owner and older are not the same audience here, either: 92808, the other owner ZIP code, has 20% older householders.

From the Vista plant

73 road miles from Vista, five delivery units at the Anaheim end

The plant on East Vista Way is 73 miles by road from Anaheim on OSRM free-flow routing, which ignores traffic, farther than Mission Viejo (48 miles), Irvine (55) or Santa Ana (64). No one from an Anaheim business has to make that drive: lists, artwork and proof approvals go through your Plavidian account.

The route table's Delivered from column shows five delivery units for the seven ZIP codes: 92801 and 92805 share one, 92807 and 92808 share another, and 92802, 92804 and 92806 each have their own. Entered at the delivery units, an EDDM job for all seven ZIP codes is five drops, while one for the two owner ZIP codes is a single drop.

Door hangers and yard signs are print-only, and Plavidian's local delivery is around North County, so for Anaheim they are shipped or picked up free at will call in Vista. The in-home window for an Anaheim mailing depends on the mail date and on whether it enters at origin, at SCF ANAHEIM CA 928 or at the five delivery units, not on the drive, and the Mail Date Planner estimates it.

Planning a mailing to Anaheim?

Six steps from the audience to the USPS scans; the tools open with Anaheim's ZIP codes and counts wherever they accept them.

  1. Define the market

Start from who can act on the offer: if only a homeowner can, count owner households in 92801, 92802, 92804, 92805 and 92806 for an addressed list and keep EDDM for 92807 and 92808; if every household can, go straight to the routes.

Count Owners in the Five Renter-Majority ZIPs
  2. Compare approaches

EDDM fits an offer that every household on a route can use, such as a restaurant menu on the dense 92805 routes or a lease-up flyer in 92801 and 92802. An addressed list fits owners outside 92807 and 92808, anything defined by age or income, and every letter-size piece, including 4x6, 6x9 and 6x11 postcards.

Compare EDDM and a Mailing List
  3. Estimate the mailing

Price EDDM from the USPS residential count, not the Census household count: every home delivery in 92807 is 13,180 pieces, in 92808 it is 7,582, and across all seven ZIP codes it is 117,195. For owners in the five renter-majority ZIP codes, the quantity is the list count, which the Mailing List Builder estimates before you order.

Price an 8.5x11 EDDM Flat for 92807
  4. Prepare the creative

Size the piece to the method: Plavidian runs EDDM with flats only, 6.5x9, 8.5x11 or 9x12, so a 6x11 postcard to 92804 owners mails on the list, not the routes. For an 8.5x11 flat on the 92807 and 92808 routes, Plavidian Studio™ is free to try without an account, draws the bleed, safe zone and USPS address and permit area for you, and saves the press-ready PDF to your order rather than as a download. For a file designed elsewhere, Print File Check grades the PDF A to F.

    Design an 8.5x11 EDDM Flat
  5. Produce and mail

Data processing, printing, addressing and USPS preparation run at the Vista plant, and any part of a job an approved vendor produces is held to the same published Plavidian Standard™. The mail goes out on Plavidian's own permits, whether it enters at origin or on a drop shipment to SCF ANAHEIM CA 928, so an Anaheim business needs no permit of its own. Printing can be paid by card; postage is paid by check or wire transfer, and no mail is released to USPS until the full postage has cleared.

  6. Follow the mail

Plavidian Insight™ is included with every Plavidian mailing at no separate charge and shows the USPS scans an addressed Anaheim mailing picks up after entry; scans show mailstream visibility, not proof of delivery. EDDM flats carry no barcode, so Insight cannot track them that way; for the 92807 and 92808 routes, the Plavidian Assurance™ Report is the proof the drop was delivered to USPS. Plavidian Sentry™, the optional camera verification add-on, is offered for letter-size mail, so a 6x11 postcard to owners in the five renter-majority ZIP codes can carry it, while an EDDM flat on the 92807 and 92808 routes cannot.

USPS entry

One SCF label for every Anaheim ZIP code

All seven Anaheim ZIP codes begin 928, and the USPS labeling lists effective June 27, 2026 give that prefix one sectional center label for letters (L005) and for flats (L016): SCF ANAHEIM CA 928. An addressed 6x11 postcard to owners in 92804 and an 8.5x11 EDDM flat on the 92807 routes therefore sort to the same SCF, and switching between them changes the postage, not the sectional center. The label names a USPS sorting destination, not a street address, and Plavidian plans each Anaheim mailing's entry: at its origin business mail entry unit, or on a drop shipment to SCF ANAHEIM CA 928 or to the five delivery units in the route table.

Questions

Questions about direct mail in Anaheim

How many households does a mailing to Anaheim reach?

The seven Anaheim ZIP codes hold 110,114 households in the Census Bureau's 2019 to 2023 American Community Survey, 46% of them owner-occupied. Their 199 USPS carrier routes carried 117,195 residential deliveries when the route data was retrieved on September 27, 2026, and that is the number an every-door mailing prints to.

The California Department of Finance put Anaheim at 340,433 residents on January 1, 2026, a provisional estimate that makes it Orange County's largest city, ahead of Irvine (317,744) and Santa Ana (312,808). ZIP code areas cross the city limit, so the household and route figures describe the seven ZIP codes rather than the city boundary.

Count Anaheim Households

How many pieces does an EDDM mailing to all of Anaheim take?

117,195 flats reach every residential delivery on the 199 routes, and including business deliveries adds 10,708. Every Anaheim ZIP code has more residential deliveries than the 5,000 pieces per ZIP Code per day allowed under EDDM Retail, from 7,582 in 92808 to 26,028 in 92804, but Plavidian mails EDDM on its own permit through the business mail entry unit, where that limit does not apply.

Plavidian's EDDM jobs have a 200-piece minimum and use flat pieces only: 6.5x9, 8.5x11 or 9x12. A 4x6, 6x9 or 6x11 postcard is letter-size and mails to an addressed list. Whichever of the 199 routes you choose, EDDM reaches every residential delivery on them, plus businesses if you include them, and cannot select owners, incomes, ages or names.

Open Every Anaheim Route, Homes Only

Which Anaheim ZIP codes suit EDDM for a homeowner offer?

92807 and 92808, where 80% and 73% of households own their home. In the other five ZIP codes owners are 36% to 42% of households, so an owner offer reaches them more precisely on an addressed list limited to homeowners.

Those five ZIP codes still hold most of the owner households in the seven, so leaving them out of an owner campaign is rarely the answer. For them, Plavidian can supply a consumer list limited to homeowners through licensed data providers, and it runs the list through CASS processing, removes duplicates and applies NCOALink move update when the mailing needs it.

Count Owners Outside 92807 and 92808

Which USPS sectional center does Anaheim mail sort to?

SCF ANAHEIM CA 928, for letters and flats alike. The USPS labeling lists effective June 27, 2026 give the 928 prefix that one label on the letter list (L005) and the flat list (L016), so an addressed postcard and an EDDM flat to the same Anaheim homes sort to the same sectional center.

Most Orange County households are on 926 and 927 ZIP codes, labeled SCF SANTA ANA CA 926, and the 906 ZIP codes of Buena Park, La Palma, Cypress and Stanton label to SCF INDUSTRY CA 917, while Corona, Norco and Eastvale in Riverside County share Anaheim's 928 label. Plavidian plans each mailing's entry from the ZIP codes it reaches, so adding Buena Park or Santa Ana to an Anaheim mailing adds a second SCF to the plan.

Price 92807 and 92808 at Origin, SCF and DDU

Can EDDM reach Anaheim businesses?

Yes, but only alongside the homes: with business deliveries included, an EDDM flat goes to every business and every residential address on the routes you pick. Anaheim's routes carry 10,708 business deliveries, the most in 92806 (3,013) and 92801 (2,257). EDDM cannot choose which businesses, so an offer for particular kinds of firms goes to an addressed business list instead.

On the 92806 and 92801 routes, including businesses adds 5,270 pieces to 34,039 residential ones. To reach only the firms you want, Plavidian can supply a business list through licensed data providers, or CASS-process and deduplicate a customer or prospect file you already have.

See the 92806 and 92801 Routes

Does an Anaheim business need to come to Vista?

No. Artwork, lists and proof approvals go through your Plavidian account, and the mail leaves the Vista plant, 73 miles from Anaheim by road, for USPS entry at origin or on a drop shipment to SCF ANAHEIM CA 928 or the Anaheim delivery units. Print that is not mailed, such as door hangers and yard signs, is shipped, or picked up free at will call in Vista.

An Anaheim order has the same cutoffs as one placed in Vista: 12:00 PM Pacific, or 9:00 AM Pacific for a 2-day rush on certain products, and production begins after proof approval. Turnaround Times lists the current production windows.
