Remodelers and design-build firms
Remodeling Direct Mail for New Owners, Job-Site Neighbors and Past Clients
Owners hire the remodeler they trust with a kitchen, a bath or a backyard ADU, so remodeling mail has to keep arriving with proof: your license number, finished work nearby, one clear first step. Plavidian supplies the owner list or prices the carrier routes, then addresses the owner mail and prepares every drop for USPS at its plant in Vista, California, with Plavidian Insight™ tracking included at no separate charge.
Owner-only counts and lists, since renters rarely hire a remodeler
Neighbor mail when a job starts and ends, with a matching yard sign
Kitchen, bath, ADU and aging-in-place series, not one-off cards
Your CSLB license number on every card, letter, sign and door hanger
How mail fits
Why remodeling mail has to keep arriving while owners plan
A remodel is a large, infrequent purchase, and owners are told to shop it with care: CSLB advises getting three bids, checking references and verifying the license (CSLB). Plan mail that keeps arriving while they compare, and make each of those checks easy.
Projects start at recognizable moments: a purchase, a growing household, a plan to age in place, a worn-out kitchen or bath, a lot with room for an ADU. Some leave a trace a list can select: a recent purchase, years of ownership, a householder's age.
A client who trusted you with a bathroom already knows your crew when the kitchen comes up and can send neighbors your way, so past clients and stalled estimates belong in every remodeling plan.
Campaigns that work
Remodeling campaigns, from a new owner's first month to the next room
Six campaigns follow the moments owners start a project. New-owner mail runs monthly because homes sell every month, and neighbor mail runs with each job you start.
New homeowner welcome
A recent buyer has no remodeler yet and may already be planning changes to the house. A monthly program means ordering a fresh new-mover list each month, not an automatic feed.
Who
Recent buyers, from a new-mover list with the homeowner selection
Where
The ZIP Codes or drawn area your crews serve
When
Monthly, plus a second piece a few months after the move
Piece
6 x 9 postcard of your local projects with a design consultation offer
Neighbors watch your crew for weeks, and houses in a tract built at one time went up together from shared floor plans. Show the client's home only with written permission.
Who
Nearby homes; on an addressed list, owners only, minus the client
Where
Carrier routes around the job, or a radius in feet around its address
When
Ordered when the job is scheduled, to land the week work starts; again at completion
Piece
Every Door Direct Mail (EDDM) flat, 200-piece minimum, or an addressed postcard, plus a print-only yard sign and door hangers your crew puts out
Year built and length of residence are the list selections closest to an original kitchen or bath, so this series goes to older houses with long-time owners. Alternate cards and letters across both mailing windows.
Who
Owners past a chosen year built with long length of residence, from a purchased list
Where
ZIP Codes where homes of that age cluster
When
Late winter for spring starts; late summer for rooms wanted before the holidays
Piece
6 x 11 before-and-after postcards alternating with a personalized letter
This piece walks owners through the steps to an accessory or junior accessory dwelling unit before they ask for a bid. Local ADU ordinances have multiplied (HCD), and permits applied for since January 1, 2026 follow the 2025 Energy Code (CEC).
Who
Single-family owners where you know the permit path, plus past clients
Where
The cities you build in, or a drawn shape
When
Year-round, with a January refresh
Piece
Tri-fold self-mailer or letter with a step-by-step guide and no approval promises
Aging-in-place work means curbless showers, grab bars and wider doorways for owners who plan to stay. Skip countdown offers: buyers 65 and older have five business days to cancel a home solicitation contract (Civil Code 1689.6).
Who
Owner households with an older householder and long tenure
Past clients already know your work, and an estimate that went quiet may need only a timely second look. California bars offering an owner a referral reward as part of selling that owner a project (see the rules below).
Who
Past clients by project anniversary; unsigned estimates past an age you set
Where
Your own customer file
When
Quarterly, plus each project anniversary
Piece
Personalized greeting card or letter; a postcard for seasonal check-ins
Mail owners inside the area your crews reach at your job minimum; renters rarely hire a remodeler. The Mailing List Builder counts owner households by ZIP Code, city, county, district, radius or a drawn shape, from 2020 Census blocks and American Community Survey 5-year figures bundled into Plavidian's system.
It also counts householder age, income and children, for aging-in-place and family remodels; one filter is a published Census figure, combined filters are labeled estimates. Home age, value and length of residence are chosen on the list Plavidian sources from licensed data providers after you order (Mailing Lists).
Around a job, set a List Builder radius in feet from the address, or pick routes in the EDDM Route Builder, with counts from the USPS EDDM route service, refreshed at least every two weeks.
Use an addressed owner list for most remodeling mail: recent buyers, long-time owners of older homes, older householders and past clients are selections EDDM cannot make. Use EDDM around a job and in compact neighborhoods of owner-occupied houses, where nearly every door is a prospect.
EDDM Fits when
The carrier routes around an active job
Routes of almost all owner-occupied houses of similar age
A 6.5 x 9, 8.5 x 11 or 9 x 12 flat, 200 pieces or more
List An addressed list fits when
New buyers, long-time owners or older householders
Owners only, where routes mix houses and apartments
Past clients and stalled estimates
A 6 x 9 or 6 x 11 postcard or a letter, since Plavidian runs EDDM with flats only
EDDM reaches every residential address on a route, so compare first: set the List Builder's owner count for the neighborhood against its routes' residential deliveries in the EDDM Route Builder. The difference roughly measures the renters, and any vacant homes, a saturation drop would also reach.
A before-and-after pair from your own job, the license number and one offer. Both sizes are letter-size under DMM 201, so Plavidian mails them to an addressed list, not as EDDM; heavier 16pt stock is offered.
A sign at the client's house and door hangers on nearby doors, never in mailboxes (18 U.S.C. 1725). Print-only: pickup in Vista, local delivery around North County, or shipping.
How it runs at Plavidian
What each Plavidian system does for a remodeler
Counting owners, pricing neighbor routes and dating a late-winter drop need no sign-in; Mailing Blueprint™ needs a free Plavidian account.
Mailing List Builder
Size the owner universe
Count owners in your service area or within feet of a job, including older householders or families.
EDDM Route Builder
Price the neighbor routes
Pick routes around a project, residential only, and compare origin, SCF and DDU postage side by side.
List processing
Prepare the lists
Your client and estimate file is CASS-processed, deduplicated, householded on request and run through NCOALink move update when needed; Mailing Blueprint can price its postage first, with a +/- 5% planning range.
Mail Date Planner
Work back from the in-home week
Pick the landing week, say late February for spring starts, and the Mail Date Planner works back to the day your artwork is due and your proof must be approved. Cutoffs are 9:00 AM Pacific for a 2-day rush on certain products and 12:00 PM Pacific otherwise, with production after proof approval (turnaround times).
Plavidian Studio™
Keep the license number in the safe zone
Plavidian Studio™ draws the bleed, safe zone and USPS address and permit area, so you can keep the before-and-after pair and your license number clear of the trim, and saves a press-ready PDF to your order; Print File Check grades a PDF made elsewhere A to F.
Production in Vista
Produce and address
Owner lists are addressed, estimate letters inserted and neighbor flats prepared for USPS at the Vista plant; any piece an approved vendor prints is held to the same Plavidian Standard™.
Plavidian Sentry™, optional
Camera check on letters, optional
Estimate and anniversary letters are letter-size, so they can carry the optional Plavidian Sentry™ add-on: cameras read each letter as it is addressed, check it against its record and pull any mismatch for reprint.
USPS preparation
Enter the mail
Plavidian mails on its own permits as a USPS Full-Service Certified Mail Service Provider, so your remodeling firm needs no permit, and each drop enters at origin or is drop-shipped to USPS facilities nearer the homes you chose.
Plavidian Insight™
Know when it lands
Included with every mailing, Plavidian Insight shows USPS scans as a drop arrives, so the office is ready for consultation requests.
What it costs
How much does home remodeling direct mail cost?
A remodeling mailing is priced from printing, mailing services and postage, plus the list when you buy one, so no single per-piece price applies. Five choices set the total: quantity, piece and stock, list source, postage class and entry, and how many drops go to the same homes.
Quantity
Printing costs less per piece on longer runs, so a 300-piece neighbor drop prints at a higher unit cost than a 5,000-home mailing; postage is paid on every piece either way.
Piece and stock
A 6 x 9 or 6 x 11 card mails at letter size and an EDDM flat at flat size, and USPS prices the two shapes differently; 16pt stock, letters and greeting cards cost more to produce.
List source
Your own file needs only processing; a purchased new-mover or homeowner list adds a data charge; EDDM uses no list.
Postage class and entry
Marketing Mail costs less than First-Class Mail, and denser presort and entry closer to the homes lower it further (USPS Notice 123). First-Class Mail is the faster class (USPS), worth paying for on a dated offer more than on a kitchen series.
Frequency
Budget the whole series, such as late-winter and late-summer drops to the same owners, rather than a single mailing.
Printing can be paid by card. USPS postage is paid by check or wire, and mail is released once postage has cleared.
Measuring results
Measuring what remodeling mail brings in
Count consultations booked and projects signed. Before printing, assign every campaign a separate offer code, call-in number or landing page, and note the source of each consultation request; later, check signed projects against the mailed addresses yourself. Allow months: a February card can become a June contract.
Plavidian Insight comes with every Plavidian mailing at no separate charge. It follows addressed cards and letters by Intelligent Mail barcode through USPS Informed Visibility scans, with delivery counts and a map. EDDM flats carry no barcode, so Insight cannot track them the same way; for an EDDM drop, the Plavidian Assurance™ Report is the proof the mailing was delivered to USPS. Scans show mailstream visibility, not proof of delivery, and complete scan data is not guaranteed for every piece.
For addressed drops, Plavidian Impression™ runs USPS Informed Delivery® campaigns that add a color image and a link to your consultation page beside the mail preview subscribers receive. Plavidian Impression is not affiliated with or endorsed by USPS.
Most of these are California rules; federal ones are marked. Plavidian prints and mails the copy you approve and does not check licenses or review copy for compliance.
License number on every piece
Licensed contractors must put their license number in all advertising, and CSLB lists a $100 to $1,000 civil penalty for a first offense; 16 CCR 861 counts any card, sign, brochure or circular as advertising. CSLB advertising guidelines
Your classifications only, and no 'bonded'
Advertise only work your license classifications cover; licensed A general engineering and B general building contractors may advertise as general contractors. Saying you are bonded is barred, and misleading advertising to win an improvement contract is a misdemeanor. CSLB Fast Facts
Deposit offers
A home improvement down payment may not exceed $1,000 or 10 percent of the contract amount, whichever is less, so a deposit to hold a start date cannot ask for more. B&P Code 7159.5
Referral rewards
While selling an owner a home improvement contract, you may not offer that owner money, credit or another reward for sending you other business; a promotional gift worth $5 or less, not conditioned on a contract, one per transaction, is allowed. B&P Code 7157
Monthly payment lines (federal)
A kitchen or bath offer that states a payment amount, number of payments, down payment or finance charge for closed-end credit must also state the down payment, repayment terms and APR. 12 CFR 1026.24
Homes built before 1978 (federal)
No firm may perform, offer or claim to perform renovations in pre-1978 homes without EPA certification unless an exception applies (EPA), so say 'Lead-Safe Certified' only if your firm is. 40 CFR 745.81
After a declared emergency
For 180 days after a declared emergency, a contractor generally may not sell or offer repair or reconstruction services at more than 10 percent above its own pre-emergency price, and contracting without a license in a declared disaster area is a felony (CSLB). Penal Code 396

Questions
Home remodeling direct mail questions
Does direct mail work for remodeling companies?
Direct mail can work for a remodeling company when it reaches owners while they plan and shows what they check: your license number, finished work nearby and one easy first step. Judge it by projects signed over the following months, not by calls in the first week.
Treat published response rates as vendor claims; your own offer codes and address match are the numbers to trust.
How many postcards should a remodeling company mail each month?
No monthly count is proven for remodelers, so size the volume to the consultations your team can handle: a fresh new-mover list each month, a neighbor drop around each active job, and a repeating series to your best neighborhoods.
What mailing list works best for a remodeling company?
The best list for a remodeling company is owner-only and built from the homes that produce your projects: recent buyers, long-time owners of older homes, older householders for aging-in-place work, and your own past clients.
Plavidian's list selections do not include a kitchen's condition; year built, length of residence and property value are the closest stand-ins.
EDDM works for remodelers around an active job and in compact neighborhoods of owner-occupied houses. Elsewhere an owner list wastes less, because EDDM reaches every residential address on a route, renters included.
Plavidian runs EDDM with 6.5 x 9, 8.5 x 11 or 9 x 12 flats and a 200-piece minimum.
Does a remodeling postcard need a license number in California?
Yes. California requires a contractor's license number in all advertising, and CSLB's definition of advertising includes any card, sign, brochure or circular, so the number goes on every postcard and door hanger.
Show one project type, one first step such as a design consultation, and photos of your own local work used with the client's permission. Never say 'bonded'.
Remodelers can plan around two windows: late winter, so contracts are signed in time for spring starts, and late summer, for a kitchen or bath an owner wants finished before the holidays. In Southern California, home-hardening offers fit late summer, before the Santa Ana season that typically runs October to April (Scripps).
