Owners and renters
Owners outnumber renters in only three of the nine ZIP codes
Six of the nine ZIP codes are renter-majority. Owner-occupancy bottoms out at 27% in 92612 and stays under half in 92617, 92614, 92606, 92618 and 92602; only 92604, at 62%, and 92603 and 92620, at 56% each, have more owners than renters.
That decides the method for any offer that needs a homeowner's yes, such as a home valuation, a kitchen remodel or a landscape redesign. If an owner offer does go to every door, start in 92604: 62% owner-occupied, with 9,999 residential deliveries on 16 routes. For a lease-up mailing from an apartment community, the renter majority is the audience: in 92612, where only 27% own, every-door mail lands mostly with renters, and a renter select on an addressed list leaves the owners out. Offers any household can use, such as a new restaurant or a fitness studio, lose nothing to the renter share and can go to every door in any of the nine ZIP codes.

Children live in 44% of households in 92602 and 92620, the highest share among the nine, against 19% in 92612. Older households concentrate in 92604, where a householder 65 or older heads 34% of households, the only one of the nine above the county-wide 26% and also the ZIP code with the highest owner share. 92603 follows at 25%, while 92602 and 92617 sit at 9%. With 16% across the nine ZIP codes, a senior living lunch-and-tour invitation or a retirement seminar belongs on an age-filtered list, with any every-door mail kept to 92604, rather than on every Irvine door.
92603 has the highest median household income, $192,083, and the highest median home value, $1,718,800, while 92617 has the lowest of both, $80,167 and $666,500. Across the nine ZIP codes, 44% of households report incomes of $150,000 or more and 21% report under $50,000, so a premium offer such as wealth management should be versioned by ZIP code or sent to an addressed list with an income select. An offer meant only for companies, such as office catering or commercial cleaning, fits EDDM poorly even here. EDDM always includes every residential delivery on the routes you pick and can add business deliveries, but it cannot mail businesses alone, so every route in 92618 with businesses switched on still means 31,125 pieces to homes. Sizing the mailing
In 92618, USPS lists far more deliveries than the Census counts households
The Census household figure is a survey estimate for 2019 to 2023; the USPS figure counts residential deliveries on each carrier route, as retrieved on September 27, 2026. The gap between them is widest in 92618, 31,125 residential deliveries against 24,179 households, and nearly as wide in proportion in 92602, 12,183 against 9,495.

Plavidian's plant on East Vista Way is 55 miles by road from Irvine on the fastest route without traffic, farther than Mission Viejo at 48 miles and nearer than Santa Ana at 64.
