Owners and renters
Every ZIP code has an owner majority, some far larger than others
No Santa Clarita ZIP code leans to renters. Owner-occupied homes make up 87% of households in 91390, 82% in 91350, 78% in 91354 and 74% in 91351, so an EDDM drop there, which reaches every residential door on the chosen routes, lands mostly on households that can approve a new roof or a remodel.
The margin is thinner in 91321 (61% owners) and in 91355 and 91387 (65% each). In those three, an offer only an owner can accept should go to an addressed list filtered to owner-occupied homes, which the Mailing List Builder counts from Census data before you order. Home value is a poor proxy for ownership: 91351 has the lowest median home value of the seven, $589,400, yet a larger owner share than 91355, where the median is $744,300.
That leaves four ZIP codes where roofing, remodeling and landscaping offers can go to every door: 91390, 91350, 91354 and 91351. A real estate agent farming for listings finds the highest median home values in 91390 ($843,200) and 91354 ($803,000), two ZIP codes where at least 78% of households own.
Children and older householders
Families in 91387, 91354 and 91350; older householders in 91321 and 91355
Children live in 45% of households in 91387, 42% in 91354 and 41% in 91350, against 31% across Los Angeles County. 91387 is also the city's largest every-door universe: its 24 routes carry 15,684 residential deliveries, more than any other Santa Clarita ZIP code. Mail that any parent can act on, from a dental office welcoming new pediatric patients to a youth soccer club opening registration, fits EDDM in those three, where it reaches renting families as well as owners.
91355 runs the other way: children live in only 24% of its households, the lowest share of the seven, and 29% have a householder 65 or older, a share 91321 matches and 91390 nearly does, at 27%. Even in 91355 and 91321, 71% of householders are younger than 65, so an age-based offer does better on an addressed list selected by householder age than on whole routes. 91354 sits at the opposite end: the lowest share of older householders (17%), the highest median household income ($148,818) and 78% owners, so one piece there can speak to owners and to parents at once.
Density and route size
91354 packs its homes close; 91390 spreads them thin
Across 283.2 square miles of land, the seven ZIP code areas average 276 households per square mile, but the spread is wide: 1,496 in 91354 and 1,199 in 91351, against 404 in 91321, 266 in 91387 and 40 in 91390. The household table leaves density out, and it changes how a local business should draw its mailing area.
A radius drawn around a storefront in the Mailing List Builder gathers far more households in 91354 or 91351 than the same circle in 91390 or 91387. 91387 holds 14,233 households, the most of any Santa Clarita ZIP code, but spreads them over far more ground than 91354 does. Santa Clarita's routes carry 6,372 business deliveries, and 3,009 of them are in 91355. The next largest counts are 1,023 in 91321, 944 in 91351 and 907 in 91350, and three ZIP codes have hardly any: 286 in 91387, 130 in 91390 and 73 in 91354.
For an offer aimed at workplaces, such as a restaurant's catering menu or an office cleaning service, include the business deliveries in 91355 and weigh them in 91321, 91351 and 91350. A household offer can leave them off in every ZIP code, and in 91387, 91390 and 91354 the choice barely changes the quantity either way.

Delivery units and distance
Two delivery units, and 127 road miles to the Vista plant
The Delivered from column in the route table names only two delivery units for all 135 routes. One serves the 19 routes of 91321 and the 24 of 91387; the other serves 91350, 91351, 91354, 91355 and 91390. The three ZIP codes whose routes carry the USPS city name Canyon Country are split between them: 91387 goes with 91321, while 91351 and 91390 go with the larger group.
