Owners are the majority in four of the eleven ZIP codes: 90808 (83% of households), 90815 (65%), and 90807 and 90810 (57% each). The other seven lean to renters, most of all 90813 (15% owners), 90802 (20%) and 90804 (22%), and across all eleven, 59% of households rent.

Wealth is a poor stand-in for ownership here. 90803 tops the eleven on median home value, $1,138,300, and has a $111,500 median household income, yet only 43% of its households own. 90814 posts a $98,070 median income with 31% owners, while 90810, at $82,222, is 57% owner-occupied. A remodeler who picked ZIP codes by income would put most of an every-door drop in 90803 and 90814 on renters' doorsteps, since 57% and 69% of their households rent.

Select tenure itself instead. An owner-only offer such as a roof replacement or a kitchen remodel can go to every door in 90808 and 90815. In 90807 and 90810, where 43% of households rent, it is a judgment call, and in 90803, 90814 and the other renter-majority ZIP codes it belongs on an addressed list of owners; the Mailing List Builder counts the owner households in any of them from Census data before you order.

90805: the most children and the biggest drop

Children live in 42% of the households in 90805, the highest share of the eleven ZIP codes, and it is also the largest: 28,256 households in the Census estimate and 27,663 residential deliveries on 39 carrier routes, more routes than any other. Its owner share is 43% and its median household income $68,615, so it is a family market first, not an owner or high-income one.

That makes 90805 the first place to mail an offer any family can use, such as a family dental practice's new-patient visit or a youth league's sign-up. All of its routes go out from one delivery unit that serves no other ZIP code in this guide, so an EDDM drop limited to 90805 and entered at the delivery unit is a single stop. Children are next most common in 90810 (37%) and in 90806 and 90813 (35% each), and least common in 90802 (12%) and 90803 (13%), where a back-to-school piece would mostly miss.

Older householders follow a different order. A householder 65 or older heads 33% of households in 90808, 28% in 90810, 27% in 90803 and 26% in 90815, and 90808 adds 83% ownership and the top median income, $131,959.
