The owners are in the suburbs
Across the county's 101 Census ZIP code areas, 55% of 1,159,053 households own their home, and the largest owner counts sit in suburban ZIP codes. Santee's 92071 has more owner-occupied households than any other, with Otay Mesa's 92154 next. Seven more of the twelve in the table below are suburban as well: Rancho Penasquitos (92129), Carmel Valley (92130), Rancho Bernardo (92128), Encinitas (92024), San Marcos (92078) and Oceanside's 92056 and 92057.
A big owner count is not the same as a high owner share. Chula Vista's 91910 and 91911 and Mira Mesa's 92126 make the twelve on size: about half their households rent, with owner shares of 51%, 52% and 53%. Away from the core the share climbs to 81% in Scripps Ranch (92131) and 88% in Valley Center (92082); downtown's 92101 sits at 25%.
About half a million people live outside any city: the California Department of Finance's provisional estimate for January 1, 2026 puts 508,222 residents, 15.2% of the county, in unincorporated areas (DOF E-1). In Fallbrook, Valley Center, Ramona or Alpine there are no city limits to farm by, so the farm is a ZIP code, a run of carrier routes or a boundary drawn in the Mailing List Builder.
Coastal and inland farms need different plans
Most of the county's highest home values sit near the ocean. Del Mar's 92014 reports a median home value of $2,000,000+, the top of the Census scale; Coronado's 92118 reports $1,998,900, Solana Beach's 92075 $1,937,900 and La Jolla's 92037 $1,857,800. Owner shares in those four run from 55% to 70%, and a beach ZIP code such as Pacific Beach's 92109 is 31% owner-occupied, so an owners-only farm on the coast is usually a list, not EDDM.
Away from the cities, most households own and homes sit far apart. Jamul's 91935 is 91% owner-occupied with 28 households per square mile and Valley Center's 92082 is 88% with 51; Fallbrook's 92028 has 144 per square mile, against 1,116 in Santee's 92071. The same number of homes covers miles of road there, which matters most for pieces you deliver yourself, such as door hangers.
Values above the Census scale do not show in this data: $2,000,000+ is as high as the survey reports, in 92014 and in Rancho Santa Fe's 92067. Price tiers for an estate farm come from your MLS, not from these tables.
Where EDDM can carry a farm, and where it cannot
A route farm works best where most homes on the routes are owner-occupied. In Rancho Penasquitos (92129), Santee (92071) and San Marcos (92078), 71% to 73% of households own, and the EDDM Route Builder lists each route's residential count, so the farm can be assembled one route at a time.
Rancho Santa Fe is the exception that matters. The USPS EDDM route service lists no carrier routes at all for 92067, where 94% of 2,971 households own, so EDDM cannot place a single piece there and an estate farm goes by addressed list. The other five Census ZIP code areas in the county without routes (91931, 91948, 92060, 92134 and 92136) hold 280 households or fewer each.
In the backcountry, compare a ZIP code's residential deliveries with its households before choosing EDDM. Valley Center's 17 routes carry 6,871 residential deliveries for 6,388 Census households, so EDDM covers it; Julian's 92036 shows 586 residential deliveries for 1,472 households, so a farm there needs a list to reach most owners.
One sectional center from Oceanside to Otay Mesa
The county's ZIP codes begin 919, 920 or 921, and USPS labels all three prefixes to SCF SAN DIEGO CA 920, for letters (L005) and for flats (L016). A brokerage mailing its agents' farms from Oceanside to Otay Mesa in the same week has one sectional center to plan for, not several.
What moves the in-home date, then, is the mail class, the entry point and the day the proof is approved. EDDM entered at a delivery unit goes to the post office the route table lists under Delivered from: Rancho Penasquitos for both 92129 and 92130, Oceanside for 92056 and 92057. What the plant in Vista adds
Plavidian's production plant is at 2210 E Vista Way Ste 6, Vista, CA 92084, where list processing, addressing and USPS mail preparation run. You can go over a proof there in person before approving it, and check the license and broker lines on the card while you do.
Open house signs and door hangers are print-only: collect them at the plant, have them delivered locally in North County, or have them shipped elsewhere in the county. Proximity helps with proofs and pickups; it does not change USPS delivery, and production starts after proof approval, with cutoffs on Turnaround Times.
